What does Great West Do?
● We would collect all condo fees
● Source Contractors and Vendors and arrange contracts for utilities, garbage removal, landscaping, snow removal and litter pick if required
● Prepare an annual budget and complete monthly accounting, including GST remittances if required. Note: These statements are not audited.
● Inspect the building envelope monthly and We would monitor the property on a regular basis.
● For emergencies we have a person on call 24/7.
● Invoice owners, tenants, and vendors appropriately.
● Notify tenants of any project underway (ei: Parking lot painting or roof repair).
● Pre and post checks of any projects that have been completed.
● Arrange for common area and liability insurance, appeal taxes through a third party if required.
● We will work within the condominium bylaws to insure all requirements are met and attend one annual meeting each year.
● Issuing and storing of condominium documents.
● We would report and take directions from the President of the board.
